Let’s face it…No Deals = No Money.

You have to find great deals in order to make money as a real estate investor.

Please do not fall for the all of the garbage that is fed to you to find deals. You know what I’m talking about: work with Realtors; call the FSBO owner ads; drive around and look for vacant houses.

I call FOUL on that. I did those things religiously my first 2 years. I was fired by more Realtors than there gurus. I probably spoke with the same FSBO seller 10 times. And I knew every vacant house in my target area.

What did I get for all of that work? Nothing. Nada. Not a penny.

Then I started marketing. That’s when everything turned around.

Everyone wants to know…What works best?

The absolute very best marketing that I have found is direct mail. Now allow me to share with you my top 3 targeted lists for direct mail.

#1 Pick:  I have gotten the best response rate to date from what is being coined as “unexpected owners”. People who suddenly own a house they were not expecting to own. I learned this from a local friend of mine, and I was amazed by the results.

It would be wrong of me to disclose all of his secrets here, so I’ll just say Click Here Now to learn more directly from Patrick. I mean I’m talking a response rate of 8-10%. Remarkable.

#2 Pick:  The next list is the dispossessory list or list of evictions. Think about it…you’re contacting these landlords when they are the most vulnerable…they have a bad tenant that they are evicting!

The bad news and the good new is that this list isn’t readily available. What’s bad is that you have to collect the info yourself. What is good, is that you won’t have competition. Go down to your local court house and go to the office that handles evictions.

Inside that office, ask to see the individual eviction filings. Each court house has their own rules on how they’ll give it to you, but under the Freedom of Information Act you are entitled to see this info. The simply copy the owner’s name and address and you have a highly targeted list.

#3 Pick:  Rounding out the top 3 is the probate list: inherited properties. You can create your own list by going to the Legal Notices of your paper and copying down the information from all of the probate listings. What I prefer is to buy the list from US Lead List. None of these lists are huge so you won’t go broke marketing to them (but you could get rich!)
