The goal in marketing is to get the message out as often as possible to as many people as possible. I recently read it doesn’t matter how you advertise as long as your customers are seeing it.  Advertise in places where it hits your customers in the face. Here’s fifteen different ideas for you, but remember this is not a comprehensive list.  There are all kinds of other ways out there for you to advertise and get your messages out to your targeted area.  Be creative.  The thing you want to remember is to use multiple approaches and vary from direct to door versus your outdoor signage.

  1. Direct mail.  Mail either postcards or letters directly to prospects’ houses.  I prefer to use postcards over letter because you don’t have to get the receiver to open it.  Your message is seen immediately.
  2.  Bandit Signs.  These are the little signs you put on the side of the road on a stake or you nail them up to telephone polls.  They work really well, but the downside to them is they don’t last very long once you put them up.
  3. Flyers or door hangers.  These are actual pieces of paper or cardboard that you are going to take door to door. They are very inexpensive to print up and you can literally do a couple of thousand every month for a very small budget.
  4. Billboards.  Billboards are great for adding brand recognition.  They add credibility.  Billboards in and of itself don’t make the phones ring, but they do give a lot of credibility to you and make your brand instantly recognizable.
  5. Business cards. I’m not talking about typical business cards that you pass out to give people your contact information.  I am talking about marketing in the size of a business card.  The message that you buy houses should be really big. Include your brand name on it and your call to action, which is your phone number.  That is the whole point of that card.  And don’t forget there are two sides to a card.  You can print on both sides.  So use the back side of your card to get more of your marketing message.
  6.  Vehicle signs. You can put magnetic vehicle signs on your car. As you drive around people will see what your business is all about.
  7. Car wraps.  Car wraps are professionally produced wraps where every inch of your car is wrapped in advertising.  It is a very classy way and very eye catching way to get advertising out.
  8. Bus benches. This is a relatively inexpensive way to basically have an outdoor billboard on a bench.
  9. Community bulletin boards.  There are all types of places where you can put one of your flyers or your marketing business cards. Grocery stores, home improvement stores, community centers, and different local businesses will have boards where you can display your marketing.
  10. Vacant lots. Approach owners of vacant lots and ask them if you can put a permanent sign on their vacant lot.  Pay them some small amount of money per month to have that sign up there.  It gives you permanent outdoor signage and allows them to make a couple of bucks every month.
  11. Grocery store carts.  Many grocery stores have advertising right on the carts. This is a great place to advertise because everyone goes to the grocery store and will see your ad.
  12.  Brochure holders. Many grocery stores have real estate brochures and books available as you walk out of the store. This is a great place to put one of your brochures.  Talk to the grocery store manager about how you can get your brochure out there.
  13. Abandoned business signage. Sometimes you’ll see old businesses have gone out and somebody has come in and taken over that business establishment. For example, an old gas station closes and now they become a car wash.  Many times the original sign frame that is there isn’t being used.  You can talk to that business owner and see if you can put a canvas sign wrapped around the existing frame. Offer to pay them some small amount monthly to be able to do that.
  14. Display ads in small papers.  I don’t advise classified ads because classified ads require your seller to go and look for your ad.  A display ad is a small ad that advertises your service. Small neighborhood papers are a great place to run these ads.
  15. Cable TV and radio. Cable TV is actually pretty affordable.  With these two mediums that you are going to hit a much larger audience than you would with any of your other more targeted area marketing.  You have to be sure you are ready for leads that are coming in from all over the city not just from your targeted area.

There you have it: over 15 different ways that you will be able to market your business to have motivated sellers call you with their highly profitable deals.  Be creative.  Always look for new and effective ways to get your message out to your target audience.  Anytime you are driving through your targeted area you should be thinking about what else you can do to get your message out.

Expect abundance,

Lou Castillo
