Rich, I have always had my CPA prepare the paperwork at the end of the year. It's either a 1098 or a 1099-INT (I can't remember for sure). All of the interest and costs associated with these loans are deductible (at least as a corporation they are). You just need to discuss this with your CPA. And I agree - the efficiency and speed are what makes these loans so desirable.

Rama, in answer to your question, they are correct - do not advertise a guaranteed return on investment. You should only be discussing interest rates that you pay. In other words, you will be discussing paying 8-10% interest on a real estate loan secured by the real estate. Having said that, I would be remiss if I did not also advise you to seek counsel from an attorney before doing any type of mass marketing for lenders. I am not an attoreny and I am not providing any legal advice.

Hey,I like the idea and have been using a couple of private lenders; the no qualifying and speediness of it is what I really love: advise me here though on how you handle the reporting of interest paid/documentation/deductions in dealing with tax time?
thanks

Hi,

Thank you for the informative mini-seminar 1,2 and 3. I have been told by other GURUs that you can not solicit investment guaranteeing a return on investment without violating the SEC rule. Is it true? Then, how do you suggest to get around this point. Thank you.
